Building Process
1. Structural Plans
-Once the contract has been signed and the project start date has been set, the next step is to create a set of structural plans. Our on staff plan specialist puts together a comprehensive set of building plans. Upon completion a set of plans are emails to the homeowner, construction manager, and lead carpenter.
2. Permits
-After the plans have been created and reviewed by the home owner and building team, we take the plans, permit application, property plat, tree affidavit, and any other required materials to the department of permits and obtain a building permit. Most jurisdictions offer Fast Track permitting services and permits can be obtained in one business day. Others, however, can take up to two weeks depending on the type of project.
3. Miss Utility
-A week before the construction is to begin our office manager sets up an appointment with Miss Utility to spray all utility lines and make sure there are no obstructions underground.
4. Pre-Construction meeting
-At the pre-construction meeting all parties involved in the build will be preset: the home owner, the lead carpenter, the electrician, the construction manager, and the salesman. We go over the build from start to finish. We discuss building schedule, parking locations, where to park vehicles, special pet considerations, etc. We review the final building plans and set goal dates for the various aspects of the project.
5. Inspections
-All inspections are scheduled by Design Builders Inc. For the typical project we will get: 1. footing inspection 2. framing inspection 3. electrical rough-in inspection 4. roofing close-in inspection 5. final inspection.
6. Project Manager
-Our construction manager is responsible for all the behind-the-scene work on our projects. The CM orders all material, coordinates all trash removal, oversees construction, creates the building schedule, and oversees quality control.
7. Final Walkthrough
-Before the final walk through DB will ask for a punch list. After the punchl list has been completed, the project has been thoroughly cleared of building debris, and the home owner if happy with the finished product, we will set up a final project walkthrough. During this walk through we will ask for the home owner to complete a survey and provide feedback on our building process. At this point the warranty coverage begins and our one year walk through is scheduled.
Limited Deck Warranty
Design Builders warrants the pressure treated deck structure (excluding decking) for a period of Five (5) years from the date of completion of the Scope of Work, as defined in the Agreement, against defects in pressure treated materials. Design Builders will repair or replace, as it deems necessary, any pressure treated materials which exhibit such defects at no cost to Owner.
Design Builders warrants the labor on decking material for a period of Five (5) years from the date of completion of the Scope of Work, as defined in the Agreement. Design Builders will replace, any decking materials at no cost to Owner. Replacement decking material is to be obtained and paid for by Owner. Owner will be provided with all appropriate information needed to file a warranty claim with the manufacturer of the decking material.
After the expiration of the Five (5) year warranty, Design Builders will offer Owner maintenance on structures built by Design Builders at a discounted price, which shall be determined by Design Builders in its sole discretion.
This warranty does not pertain to or obligate Design Builders in any way regarding material supplied or labor performed, which was not under its control or which was supplied or performed by others not a party to the Agreement. Design Builders does not warrant against normal wear and tear, damage caused by improper use, neglect, vandalism, floods, or other acts of God.
The obligations of Design Builders under this warranty are subject to full payment of all monies due Design Builders under the Agreement.
One-Year Check-Up
At the time of the final Owner walk-through, Design Builders will schedule a one-year check-up for the deck.
